Gypsum ceiling and partition work in Dubai
Overview
Gypsum ceilings and partitions shape a room. They hide services, create space for lighting and divide areas without heavy construction. When they are done well, they look clean and straight for years.
We build new false ceilings, bulkheads, cove details and partition walls, and we repair existing gypsum that has cracked, sagged or been damaged by water leaks.
Because we also handle electrical work, ceiling projects that include spotlights or cove lighting can be planned together, so cable routes and light positions are sorted before the boards go up.
Common problems
Joint cracks often come from movement or poorly taped joints. They need to be opened, re-taped and refinished. Filling over the top usually cracks again.
This is usually a water leak from above or from an AC drain. The source must be fixed first, then the damaged section replaced.
A neat access panel can be added to the ceiling so services can be reached without cutting the gypsum again later.
A gypsum partition is a practical way to create a separate area. We discuss doors, sockets and switches in the new wall before building it.
How we work
Gypsum work is unforgiving: a ceiling that is slightly out of level, or a joint that is not taped properly, becomes very visible once painted and lit. Accurate setting-out and careful finishing are what give a ceiling its clean, crisp look.
We measure the space and agree the design, levels and any lighting positions.
Floors and furniture are protected and the work area is kept as dust-controlled as possible.
Framework is fixed level, boards installed and joints taped and finished.
Surfaces are sanded smooth and left ready for painting, and the area is cleaned.

Usually yes. The damaged section is cut out and replaced, then finished to blend with the existing ceiling.
Yes. Planning the lighting at the same time means cables and light positions are ready before the ceiling is closed.
Cutting and sanding create dust, so we cover floors and furniture and clean up afterwards. Some dust is unavoidable, but we keep it contained as much as possible.
